Vetting and Comparing Contractors
Choosing the right contractor is one of the most important decisions you'll make for your project. Here's how to properly evaluate and compare your options.
Step 1: Check Credentials
- Licenses: Verify current, valid licenses with the appropriate regulatory body
- Insurance: Confirm they carry liability insurance and workers' compensation
- Bonding: Ask if they're bonded (provides protection if they don't complete work)
Step 2: Review Experience
- How long have they been in business?
- Do they have experience with your project type?
- Can they provide examples of similar completed projects?
- Are they familiar with local building codes?
Step 3: Check References
Request at least 3-5 references from recent projects. When you call:
- Ask if the project was completed on time
- Ask if it was completed within budget
- Ask about the quality of workmanship
- Ask if they'd hire this contractor again
- Ask about communication and professionalism
Step 4: Compare Estimates
Get detailed quotes from at least 3 contractors. Compare:
- Total project cost
- What's included in the estimate
- Payment terms and schedule
- Timeline and completion date
- Warranty and guarantees
Step 5: Evaluate Communication
- Are they responsive to questions?
- Do they listen and understand your needs?
- Are they clear in their explanations?
- Do they provide written documentation?
Red Flags to Watch For
- Unwilling to provide references
- Significantly lower estimate than others (may indicate quality issues)
- Wants large upfront payment
- Not licensed or insured
- Pressures you to make quick decisions
- Vague or unclear estimates
- Poor communication or unprofessionalism
